Co-Op BOD Meeting Summary January 22, 2026

1. Board approved the installation of recessed lighting for the Community Room. The lighting will be operated via dimmer switches and provide limiting lighting for evening events when full lighting is not desirable. This is a safety feature for our seniors with disabilities. $3,916 (Jimmy's Electric). Once installed Maintenance will begin to install new white ceiling tiles in the Community Room.

2. Board approved allowing the family of Linda Thompson to plant a tree near Rolling Hills Mailroom as a as a Memorial to Linda Thompson who passed away. The type of tree was approved by the ARC. The Board then discussed identifying a location where a Memorial Garden could be established. Further discussion to follow.

3. Board approved hiring Armstrong Consulting, Inc for $4,850.00 to complete a Reserve Study. This study will provide critical information on the status of our Reserve Fund and make recommendations as needed. The vote was 6:1

4. Board approved the purchase of 100 new banquet chairs for the Community Room at $6,115.70 from Webrestaurant. We have experienced failure of several older chairs and they have become a safety concern.

5. The Board approved a "Zellwood Station Employee Sick Leave Sharing Policy." This is common in many organizations. Policy ca be reviewed at the Whitehouse.
