BOD's Meeting Summary June 25, 2026

  1. Board approved the installation of a new gate system with Pin Pad entry for the RV Lot to provide additional security and accountability.

    1. Vendor for Gate: Rembrandt" Fencing , Inc $8,775.00 (Reserve Fund #31100-001)

  2. Board Approved the lease for a Booster Heater for the Kitchen Dishwasher ($75.00 monthly) Vendor: State Cleaning

  3. Board Approved Jimmy's Electric to install electrical for Booster heater $2,1050.00 (operating Budget)

  4. Board Accepted the Resignation of Mick Finn from the Co-Op Finance Committee.

  5. Discussion: Board discussed the issue with unauthorized alcoholic beverages from being brought into the Whistlestop and Community Room which is in violation of Sec 562.02 of Florida State Statute (Violators will be asked to leave and may face suspension from the Clubhouse). Other drinks are acceptable as long as they are in a sealed clear bottle (Water, Soda, Tea). The Board also discussed the practice of Residents from brining in Cakes, Cupcakes, Cookies, Candy ect. into the facility. This will be allowed until the Board contacts the Orange County Board of Health for a ruling.

  6. Board discussed the improvements to the Clubhouse Audio System. We have experienced several issues with the current system including poor audio and sound. The Board has been meeting with Greg Pine (Career Audio Expert to assist us with this project). The Board approved the following; Purchasing new table microphones (completed), Moving speakers in the community room and lounge onto the walls closer to the ceiling which will improve sound, purchasing a new processor for the audio system which will replace the current mixer, Enabling the current ceiling speakers in the Lounge and Community Room, Purchasing two Wall Control 8-Button units to enhance volume control and being able to zone all audio for different events. Other than electrical install of wall outlets Greg Pine will be installing all materials at no labor cost to the Co-Op.

  7. Board Authorized President Joseph Snell , Director Randy Merrell & Property manager Trudi Rock to represent the Board at a Mediation Hearing on August 6th pertaining to a Foreclosure Issue.

  8. Board discussed the installation of Electronic Dart Boards in the Patio. Directors Randy Merrell & Michelle Roberts were appointed by the President to meet with the individual(s) proposing the project to determine feasibility and report back to the Board.
